DAGUPAN CITY – The cozy and snazzy newly constructed Mangrove Avenue (M.A) is now open for lease to businessmen to sell their merchandise and foods.
Located near the CSI owned Stadia and the ArmyNavy Burger + Burrito of the Rivergrove Lifestyle Center in Barangay Lucao and overlooks the serene bangus fishponds perched on natural marshlands and surrounded by mangroves and nipa ecosystem, the one story long commercial structure has countless of commercial spaces according to Dr. Lucia Cariño Tuliao --the Project Directress.

Tulao said that the rent per space is P55,000 a month “but it could be P50 a month if the lessee gets two stalls”.
She said that the corporate
manager of M.A is Carlos E. Umali while the proprietress is Medical Doctor
Marissa Umali.
The Umalis are the relatives of the illustrious Umali political family in Nueva Ecija Province.
“The governor of Nueva Ecija is my grandfather,” Carlo told this writer at the sidelines of the inauguration of the Avenue last July 29, 2026. His mother is the sister of Calasiao late former mayor Chito Estrada.
“Doctor Umali lives in Dagupan City and practice her profession at the Dagupan Doctors Villaflor Hospital,” Tulao stressed.
